The primary reason was to minimize the time and energy required to work with the city for approval. Secondly, converting the awkward 2/2 into a 3/2 plan with an en suite and views has done wonders. That said, the lot could support a substantial square-footage increase — a second floor would add breathtaking views.

What has been done so far?
Substantial demolition — fifty years of add-ons carefully disconnected by professionals and hauled away in 20+ truckloads.
The property has been fully demoed and prepared for the next stage of construction (framing, plumbing, electrical) once city approvals are finalized.
The ceiling and crawlspace have been prepped for updated insulation in line with modern code requirements.
City review of the revised plans is underway, with no red flags identified.
Any structural concerns?
None. The original construction is excellent, with modern reinforcements added. A structural engineer has been actively involved throughout.
What is the substantial concrete work behind the house?
The previous owner initially intended to build an ADU but instead added an outdoor laundry and deck. I’ve met with the original (now retired) structural engineer and consulted another, and both feel that aside from a cursory review, the foundation is ADU-ready.
What is the parking situation?
There is a 350 sq. ft. single-car garage, space for a car in the driveway, and off-street parking. The street view can be deceptive, since 40% of what appears to be the neighbor’s frontage is actually on this property (allowing for potential front reconfiguration).
Can the view be expanded by cutting or trimming trees?

Yes. I have a couple of excellent general contractors who are fully familiar with the project scope and would be happy to assist.
Would you consider managing the remodel?
Short of an immediate sale, a full-scale remodel will resume with an early 2026 sale date, exposed via traditional marketing channels. I would also consider negotiating a final price for a completed, turnkey home.
